What the figures are

Each estimate is calculated from wage data published by the Bureau of Labor Statistics, material prices benchmarked against observed retail prices and carried forward by Producer Price Index movement, and regional price parities published by the Bureau of Economic Analysis. The methodology page shows the whole calculation.

The result is a reasonable range for a typical job of the size and type you describe. It is a reference point for judging a quote, not a substitute for getting one.

What they are not

• Not a quote or an offer. Nobody is obliged to do the work at this price.
• Not professional advice. Not from a contractor, engineer, inspector, insurance adjuster or attorney.
• Not a survey of your property. The model cannot see access, condition, local code, what is under your existing roof, or anything else that only an inspection reveals.
• Not precise. Figures are deliberately shown as a range and rounded, because the model's accuracy does not justify a single number.

Why a real quote can differ

Legitimately, and often by a lot. Condition found after work starts, difficult access, local permit requirements, material availability, how busy the contractor is, and the specific products chosen all move a price in ways no model can anticipate. A quote outside our range is not necessarily wrong, and a quote inside it is not necessarily fair.

No warranty

This site is provided as is. We make no warranty that the figures are accurate, current, complete or fit for any purpose. Source data may be revised by the agencies that publish it, and our own assumptions are stated openly precisely because they are judgments rather than facts.

Limitation of liability

To the fullest extent permitted by law, Local Service Calculator is not liable for any loss arising from reliance on anything published here. That includes decisions about which contractor to hire, what to pay, whether to proceed with work, and any dispute arising from those decisions.

Listings are supplied by the contractors themselves. Where a license number is given we may check it against the issuing state, and a listing marked as checked means that and nothing more. It is not an endorsement, a recommendation, or any statement about the quality of the work, the insurance held, or the conduct of the business.
